GUADALPIN MARBELLA

The whole construction of the complex will be concentrating in guarantee to
the future proprietor a maximum privacy in each apartment, by emphasising the
thermal and acoustic isolation. The consideration referring to the environmental
aspect and to the consume will be major in the entire complex.
1. EXTERIORS
* The garden will be watered by sections with an automatic sprinkle – system

* The building will be supplied with exterior panoramic lifts and interior ones,
all of them with an uninterrupted connection, without staircases from the
basement to the penthouses. The lifts will be for 6 persons ( max. 450kg ) of
nominal weight, soundless, complying with the regulations for the utility for
handicapped persons with wheel chairs.
3. BASEMENTS
* The flooring will be of continuos paving of quartz in two colours, grey in the
circulation area and green in the parking zones. Every apartment counts on one
parking space in the basement.
* The access ramps will not transcend the 16% slope and will be designed in
that fashion to avoid bumps with the car bottoms. The finishing material will be
non – slip. The height of the garage will be at least 2.30 m.

* The painting of the vertical faces of the garage will be of plain plastic and the
ceilings of the basement will be white laminated.
* Swing beam door with one leaf for the garage access made of galvanised iron
and automatic opening mechanism with remote control (1 unite/housing). A
closed circuit system for the control of security will be installed.
* In the accesses to the storage rooms fire proofed doors will be placed, with
ventilation of one folded leaf standardised Rf-90.
4. APARTMENTS
4.1 FOUNDATION AND STRUCTURE
* Foundation by slabs of reinforced concrete.
* Structure with beams and pillars of reinforced concrete and forged by alveolar
plates.
* Facades composed of great crystal screen with cascades and vegetation in
the front facade. The rest of the exterior structure is formed by a solution with
prefabricated blocks and multichambers qualified with mortar of cement. The
facade of the ground floor and the columns of the principal facade will be coated
with marble, the rest will be covered with scraped mono coating.
* The separation between the apartments is formed by 12cm prefabricated blocks
with double chamber , qualified with mortar of cement.
4.2 ROOFS
* The trowel covering will be isolated against steam with two layers of asphalt
emulsion and waterproofed with reinforced asphalt plate. They will be isolated
thermally with a layer of 5cm of polyurethane foam projected in a homogenous
manner and will be finished with earthenware glossed slabs with decorative
treatment with marble borders forming patterns in accordance with the design
of the management.
4.3 FLOORING
* Loose slabs with radiant wire and acoustic isolation of approximately 10cm.
The flooring can be chosen between marble or parquet.
* In lounge/dining room finished with marble slabs in cream colour ivory placed
squarely with perimeter border of marble in different colour, and topped with
cream ivory slabs in draughtsman’s squares towards the walls.

* Bedrooms finished cream ivory marble slabs placed squarely perimeter border
of the same material for finishing towards the walls with draughtsman’s squares.
* In kitchen, slippery – safe stone tiles of best quality.
* All the skirting boards will have polished edges.
* In the corridors will be placed the same marble at weave and draughtsman’s
squares.
4.4 TERRACES
* In the exterior terraces will be placed earthenware glossed square flooring
with marble macael and perimeter borders of the same marble.
* The constructed flower boxes will be water proofed with polyester and will
count on a general automatic sprinkle system.
* The terraces will have their drainage interior through drainpipes and an
emergency overflow, as well as a water outlet.
* The sunroofs will be provided with wooden pergolas according to plan with
the sufficient dimensions due to its closeness to the sea.
4.5 EXTERIOR CARPENTRY
* Security door as access to the apartment of one folding leaf made of wood,
to be varnished, covered up, moulded, joint of air tightness and lower draught
excluder type brush, contra casing, casing, security lock, interior lever, round
knob, spy hole and iron fittings of non-lever hanging.
* The carpentry exterior will be of white aluminium on the outside face and of
varnished wood of its own colour on the inside face.
* The doors from the lounge to the terraces or from bedrooms to terraces will
be sliding doors of PVC on the outside face and varnished wood of its own
colour on the inside face, with double-glazing and secured. Including air tightness
elastics, frames, inlaid locking and handle, tread, drainage with detectors,
brushes, etc.
* The shutters will be electrical of slats of PVC in a matching colour.
4.6 CARPENTRY INTERIOR
* The interior passing doors will be of one folding leaf, prefabricated with two
door panels plated in pine wood Oregon to be varnished, covered up, moulded,
lock with security link and brass crank to be chosen by the management.

* The fronts of the wardrobes will be of folding leafs prefabricated of the same
wood for varnishing.
* The wardrobes will be built – in accordance to the plans and will be completely
finished with plates of pine and will have shoe shelf, porter with a rail to hang
on coat – hangers and a chest with 4 drawers.
4.7 LINING INTERIOR
* The entire apartment will have false ceilings of plaster with ditched perimeter
of 4x4 cm and curtain box where necessary.
* There will be a perimeter moulding of plaster in the ceilings of lounge, dining
room and bedrooms.
* All the inside walls and ceilings will be painted in a laminated and washable
colour in a soft tone to be chosen by the management.
* The bar between kitchen and lounge/dining room will be formed by a front of
five pliable leafs in wood above the counter.
4.8 BATHROOMS
* All the bathrooms will have ventilation type Shunt supported by a bathroom
extractor with timer.
* The washbasins will be brand Roca, in a cream colour or similar, to be fitted
into the top of marble.
* The bathtubs will be of 170x80 cm size of the brand Roca with head support.
* All the taps will be mixer taps.
* The tops of the washbasins will be of cream ivory marble with mouldings on
the visible borders as well as on the inside of the hollow of the washbasin and
with the constructed washstands underneath.
* Great mural mirror placed in the tiling of the bathroom above the washbasins.
* The bathtubs will have their tops and gable of cream ivory marble of one piece
with its edges rounded off.
* Underneath the top of marble their will be placed a piece of furniture formed
by fronts of folding leafs with lattices and a rack in pine wood of its natural
wooden colour.
* The flooring will be of cream ivory marble and will be placed draughtsman’s
square style.

* The walls will be tiled with cream ivory marble in squares forming a skirting
board, supported on a border marble of a soft colour and a superior finishing
with marble border of soft colour with the superior border curved.
4.9 KITCHENS
* All the walls will be tiled with platelet of ceramic tiles in squares, with a matching
perimeter border. The colour will be toned with the flooring and the furniture of
the kitchen.
* In kitchen and utility room will be placed a flooring with non – slip stone tiles.
The colour will be matching the furniture of the kitchen.
* The kitchen will be completely furnished counting on the following electrical
appliances: glass – ceramic hob, electric microwave oven, dishwasher, extractor
fan, refrigerator with freezing unit, Washing machine – tumble dryer combination,
kitchen sink with 1 sink and draining board.
* The working surface of granite type fantasy toned in with the rest of the kitchen.
4.10 INSTALLATIONS
4.10.1 ELECTRICITY
* The mechanism of the switches will be with a dimming system of the brand
Niessen or similar.
* Halogen applicators will be installed in the false plaster ceiling with halogen
lamps of 50W/12V and independent transformer in bathrooms, kitchens and
corridors.
* An alarm will be installed with infra red detectors in the entire housing and
with connection to the central base. Furthermore a panic button will be installed
in each apartment.
* There will be outlets for telephone/fax and radio/television in all the bedrooms
and lounge. Installation of telephone lines R.D.S.I. for the connection with Internet
in all the apartments.
* The complex will provide the reception installation for national channels and
a collective satellite dish for international channels via satellite.
* Stereophony will be preinstalled in lounge, dining room, principal bedroom,
main bathroom and terrace, with built – in loudspeakers in bedrooms and
bathrooms.
* Installation of smoke detectors in every apartment.
* There will be internal communication lines with reception and the other services
of Guadalpín.

4.10.2 HEATING
HOUSING
* A floor heating system will be installed with independent control switches in
every room and thermal isolation in the false ceilings.
4.10.3 AIR CONDITIONING
* The installation system of the air condition will be centralised through the
whole housing, except bathrooms and kitchen, and will have independent control
in each room.
* The tubes will be fabricated of fibre glass and finished on the in – and outside
with aluminium sheets.
4.10.4 PLUMBING AND HOT WATER SANITATION
* The entire interior installation of cold and hot water will be realised with pipes
of protected copper in all its length with an isolating cover type armaflex.
* The red of drainage will be realised with officially approved PVC and all the
drainpipes counting on ventilation and on acoustic isolation, especially in the
areas that circulate through the false ceilings.
* The hot water production will be centralised.
4.10.5 SPECIAL INSTALLATION
