FLOUR MILL IN GUADALAJARA - UNFINISHED PROJECT - IDEAL FOR TOURISM
Situated on the outskirts of a small village 15 minutes from the capital Guadalajara, some 20 minutes from the AVE station, 15 minutes from the RENFE station and from the R2.
The property consists of various buildings with a total construction of 768m2, with 2757m2 of land classified as urbano, and 5200m2 classified as rustico. All utilities are connected, including 380v electricity,
The part within the village limits consists of a MILL which dates from the 16th century, with a roman system of driving the turbine. Most of the machinery is still in place, although the source of water to drive the mill has long since been filled in. The main mill has 3 floors of 60m2 each, reinforced but in need of reform. At one end of the mill the stable has been partially converted into a small house with two floors and its own garden. At the other end of the mill there is a bakery, with its original wood burning oven (3.5m diameter), and above the bakery the structure of an apartment, with a beautiful balcony and outstanding views. In front of the bakery there is a barn with 2 floors, 80m2 each, and another building of some 120m2 in which there is a kitchen/diner/living room/office, a utility room, and 2 bedrooms with bathrooms. The whole of this building has central heating. The heating system is a state of the art biomass boiler (Froling, 55 Kw), sufficient to heat and provide hot water for all of the buildings on the site. The water for this system is preheated by 12m2 of solar panels.
This part of the property also has well established lawns and gardens, a swimming pool of 72m2, a watering system, a fish pond, a well (registered) which fills the pool and provides the watering, and an arch-shaped “socaz” (undercroft) which would make an excellent wine store.
The “rustico” part of the property (5200m2) is on the other side of a stream, connected by a rustic bridge. There is a well (registered) which provides the water to irrigate the vegetable gardens and the main lawn on the urban side of the river. There are about 40 fruit trees, a huge walnut tree, and many poplars. There are also chicken sheds and corrals, and permission for a storage shed of 100m2. (The base has been laid.)
The area is ideal for walking, cycling, or just relaxing, and there is easy access to Guadalajara and Madrid. The conversion of this property was begun with rural tourism in mind, 3 or 4 self-catering apartments and 2 or 3 bed and breakfast rooms, but there is plenty of scope for more accommodation. It is for sale because for health reasons the owners cannot continue the project.
