Where is the best place to buy a house in Spain?
This is one of the most common questions we get asked. The answer to this question depends on your preference. Our advice is to first get to know better the different regions in Spain before making a decision. Often the motivation to buy a house in a particular village is because there are acquaintances, family, or friends who also have a house there. This is of course a good reason!
But...
The best argument for buying a house in Spain is to live in it yourself and enjoy it, not just see it as an investment. Nevertheless, location is often an important factor. Properties with sea views, for example, usually have a distinct advantage over other properties. Don't be tempted and choose a property that suits you!
What to look out for when buying a property in Spain
Buying a house in Spain is quite different than buying in the UK. You should expect to pay between 10%-13% extra in fees depending on the region in Spain where you are buying.
The property transfer tax, notary, and registration fees are paid by default by the buyer.
The seller, on the other hand, pays about 21% in profit tax, if a profit has been made and the brokerage commission.
Often in a sale, solicitors are also called upon to prepare the sale, the fee for their services often ranges between 1 and 1.5%, make sure to get a quotation before using their services to avoid surprises later.
WYSIWYG. When you buy a house in Spain it becomes difficult to claim any hidden defects after the sale. Maybe the m2 are not right, the air conditioning is not working or the swimming pool is leaking. Legally, it becomes very difficult to do anything after the sale. So pay attention that you don't buy a pig in a poke.

The role of the estate agent in Spain
Unlike in the UK, there are almost no buyer agents in Spain. It is also quite often the case that property in Spain is offered by different estate agents and sometimes with different selling prices!
As a buyer or seller, you are not obliged to buy or sell through an estate agent, yet most houses are sold through an estate agent.
The profession of estate agent in Spain is not regulated and anyone can claim to be an estate agent. Be careful with whom you deal with, not all estate agents are equally truthful and knowledgeable.
The seller pays the estate agent in Spain, commission fees are quite high compared to the UK. On average, you pay around 5% commission in Spain. Read more about agents in Spain.
